The lampposts broken during snow removal are still not repaired or even collected, despite being in pieces and with exposed electrical wires.

The non-slip mats placed on the outdoor stairs are not secured in place and slide easily. Some of them are already not on the stairs. This is especially dangerous as a pedestrian may enter the stairs without realizing that the mat could possibly slip under their feet, leading to a fall from the top of the stairs!

22 December 2023: the mats were removed from the stairs over the gym, but remain in the stairs to the bus and are not pinned down.

There is a lack of lighting in the outdoor courtyard along paths used to travel from the bus stop to the building, especially along the ramp for people with reduced mobility.

In addition to being a risk of tripping or slipping, it is a place that does not inspire confidence for people who have to return late.

There is a large number of bicycles piled up on one of the sidewalks providing access to the building. This forces people to walk on the roadway, which is not as well cleared of snow. It poses a risk of injury due to the obstruction it represents for pedestrians. We recommend that Minto reuse one of the vacant spaces in the basement to have more indoor space that will not block the passage.

The Property Manager will send an employee for inspection and will issue a notice via memo for the owners of these abandoned bikes to remove them. They also inform me that an exterior beautification project is planned for this spring.

The contractor retained last year must either be controlled or replaced. In addition to the safety risks for residents due to negligent snow removal in driveways and outdoor parking areas, snow removal has been particularly problematic since last year.

• Salt must be systematically spread over the entire surface of the paved areas, both for everyone's safety and for the right of access to common areas and the enjoyment of rented spaces.

The Property Manager claims to have observed the poor work done by this contractor last winter; he received multiple complaints from tenants. He met with the contractor to discuss the requirements for snow removal. He mentioned that breaking a contract was difficult, there needed to be a progression in reprimands, and due to complaints about the quality of work and a new action and control plan being decided, if the work is unsatisfactory this winter, the contract will not be renewed.

8 Jan 2024: the work in the last removal was done better, this problem seems resolved for the moment.

14 Jan 2024: we noticed that the work is as badly done as before, so this problem is still ongoing.
